committee. Good morning. My name is JIA asag j a y a e y z
a g u i r r e and I am in the department rep for the
Department of planning and development.
Um also present with me is the Sunshine Gospel Ministries
team.
The site is located at e 60th Street in South MLK Drive in
the 20th Ward. It is in the Washington Park Community and
the Washington Park Tiff.
This proposal is related to the sunshine Community Center.
I'm appearing before you today and support of our proposal
to vacate a 16 to 20 foot wide north south public alley
that buy sex the subject property between e60th and e61st
Street and an 8-foot wide East-West public alley that buy
sex the subject property between South Calle and South King
Drive.
Dpd also supports the proposed opening of a 16 foot wide
East-West strip along the western half of the southern
boundary of the subject onto South Calumet Ave.
This Ellie vacation and opening is intended to assemble a
4.11 Acre Site for the development of the sunshine
Community Center, which will include a new 3 story
Community Center Cafe Restaurant pop-up retail offices as
well as indoor and outdoor athletic facilities and parking
as a result of discussion with those involved utilities.
The developer has agreed to the reservation of an easement
in the right of way adjustment ordinance to benefit Comet
furthermore. The developer has agreed to provide additional
sewer improvements at the site in response to concerns
raised by the Department of Water Management regarding
drainage at the southern end of the site.
The mission of Sunshine Gospel Ministries is to Foster
economically viable communities through training coaching
and connecting high potential entrepreneurs.
With the addition of the proposed new facility Sunshine
Gospel Ministries will be able to increase its capacity to
serve residents of Washington Park wood lawn and other 20th
Ward communities.
The community center will serve over 2,000 people and
receive over 50,000 visits. Annually the proposed Community
Center campus is projected to generate 130 plus permanent
jobs construction anticipates creating 150 temporary
full-time construction jobs Alderman Taylor has provided a
letter of support for the Ali vacation and opening.

For the record, my name is Tyler. Manak. I'm an attorney
with Shane Banks Kenyan Schwarz. I'm attorney for the
applicant North Elston Noble LLC. I'm joined by Crystal
Novak and Jake passion, uh members of the applicant
recently. The applicant has acquired 1.75 Acres
approximately of the parcels bounded by North El.
In the morning and Noble I think people may remember this if
they're familiar the area was Stanley's grocery for a
while. It's right by the expressway.
Currently there is an ally bisecting. Uh, the the
applicant's Lots in speaking with potential tenants. There
is is become clear that any future development of this
site, uh would require construction on the Alley at issue
accordingly the applicant seeks to vacate the northernmost
30050 feet of the alley adjacent to its Lots while
dedicating a small alley giving access to Noble from the
remainder of the Southern portion of the alley in
preventing a dead end practically speaking the portion of
the Ally that is being proposed to be vacated is absolute
given that it um vacates onto North Avenue right by the
expressway and it it causes traffic disruption if it's
continued to be used
the applicant the application before you would thus allow
the appropriate site planning to attract a tenant improve
this vacant lot.
This location is set in the 27th Ward and vice mayor.
Bernett has given his letter of support.
As part of this application. The applicant has agreed to pay
pay the 1.11 million to vacate the 6,918 square feet of
this alley, and I'd be happy to answer any questions.
