My name is Terrance Johnson assist commissioner of the
Department of planning and development and also joined
today by Barry Messner and Kolb Allen. Amazing a group in

development team.
I'm here today to request the approval of an ordinance
supporting a classic be property tax incentive for the
misery group for the purpose of constructing a 180,000
square foot state-of-the-art industrial warehouse and
distribution building at 328 West 40th Place.
Traffic signs located in the Third Ward within the Fuller
Park Community area Southeast plantar region and all the
mandal has provided a letter of support for the project.
Here's an aerial view of the site, which is at the
intersection of 40th Place and Princeton Avenue. The
probably currently contains an industrial and Manufacturing
facility.
Consisting of 10 different obsolete dilapidated and vacant
buildings on approximately 12.4 acres of land.

construction and asset management firm headquartered in
cells in suburban Chicago their work include commercial and
Industrial projects across Chicago and its suburbs
including industrial project at 3900 South normal 1032 West
43rd Street and an Adaptive reuse project at 1220 West Van
Buren Street in Chicago.
They plan to demolish the existing buildings and develop a
180,000 square foot state-of-the-art industrial warehouse
and distribution building containing approximately 9000
square feet of modern Office Space.
The project will include approximately 35 truck loading
docks 38 semi truck and trailer parking stalls and 176
automobile parking stalls.
Currently no tenant has been identified yet, but the
developer is working on finding, Tennessee for the for the
for the facility.
The product is fully entitled and receive plan development
approval in March of 2023 and if approved the applicant
plans to begin Construction in February of 2024 and
complete the project in 21.
Project cost is estimated at 40.2 million and it is being
financed with 45% equity and 55%.
Just made a 12-year tax savings to the African is 1.4
million dollars and the city share is $342,000.
The total estimated net benefit to all taxing district is
$545,000.
APD is in support of this project that will bring more than
41 million in investment into the Fuller Park Community
area and construction of the facility will produce 65
temporary construction jobs.

city. So 3900 and 5.1 million in MBE, which was 32.1% of
the project wbe 1.1 million.
7.4% in Chicago participation 35% will have to pay a tax for
being under the 50% / 35% at 10:30. 1032 West 43rd Street.
MBE is 3.5 million, which is 28.8% of the project wbe
900,000, which was 7.6% Workforce participation was 25%
That was our first project in the city. So we're using
Consultants were building off the Chicago participation
that's hard to get to because a lot of Trades people just
don't live in the city and then so just a total that up on
the last two projects 10.5 million of total mbewe and
that's both all of that is exceeding the requirements under
the development agreements for the two projects.

the 11th ward, and I have had nothing but good experiences
with this with a developer. They say they're going to do
what they're going to do it and they're also very good to

to this and it really just explain what my experience has
