We will be updating that in the near future and it helps you understand what are the demographic changes in your neighborhood and terms of housing cost and cost burden issues as well. Don't say. Do some of the work that we've done in the public policy. Arena runs all the way back to the beginning of the five year plan. And we're going to be seeing that renewed in the coming year because the current Five-Year Plan 1, Chicago and December 2023. In 2024, that'll be the seventh Five-Year Plan. At. At the shelter at the shelter, we was in on Lawrence. Are. are the boots Lodge so that me complaining about my daughter being discriminated discriminated against They play games with us housing. They blocking us are getting any rental assistance. And all other family is, you know, they don't even have to pay no rent. In. This is an independent living senior facility for seniors, 55 years, and older is 87. Affordable housing units against is located in the Fifth, Ward at 7010. South Cregier. This property was originally Acquired and rehabilitated by LR development who also does business as related management. The original deal structure contains a private loan from Bank of America, 3.9 billion dollars in a deal, which Community Development block grant loan lightech equity and a Chicago, low income housing, trust fund loan. Again, this is located in the Jackson Park Highlands, just about half a mile, south of the proposed, new Obama Presidential Library and the Jackson Park Golf Course. Majestic up. Play just a couple of elevations, this is a classic Chicago, walk-up is been very well maintained by the outgoing owner and is very structurally sound. O.j. Adjust for context. The development team is a related Midwest. The purchaser is a v l v development, which is owned and operated by Van Vincent. The lead lender, who is the proposed buyer will be using his, berkadia, the attorneys respectively, for the seller. And buyer are dla Piper and Applegate's on Thompson and the proposed. Could you? Oh, just some of the numbers. Again, the buyer is coming in with a Fannie Mae loan, to perform this transaction. What you see on the left side, under sources for the d, o h loan, and the Chicago low income housing trust fund loan, our existing loans. So there are no new funds going into this property. I'm so these are all loans that are going to be assumed. They're also going to be transferring the existing replacement reserves to the new owner. So you're looking at on the uses for acquisition. Of course, the $1000000 the loan assumptions, the cost of construction of the south cosseted, of course, includes closing fees, and the like and a small developer fee of 4% for the proposed owner. So right now the property operate at about $6,200 per unit per year and operating that is slated to come down. They do have a couple of properties that they purchased from us through a disposition of other Outfits that way. Outfits that went defunct. So they are and do have a track record of being a good property, operator and I can give you, I'm through the chair, of course, some more context there. So we do feel comfortable with their operations. I meant also because this is a senior property and because there will be some, like, cosmetic upgrades. They were, will be required through this transaction to create a tenant relocation plan to make. Sure that no one is displaced unduly right now. They're not anticipating any one having to move a most of the upgrades that are being done. Everyone should be able to be in place. I'm most of the upgrade is going to be to the kitchens and bathroom. So, what they're going to be doing is making accommodations if during the day, if any of the residents do not want to be present in the unit, while the work is going on, they will make accommodations whether it's on site, or off site, but no one will have to leave their unit. That's how it's being contemplated, but either. They will. They will have to submit all of those plans through DIYs for our approval. So you're asking for that before, you're asking us to pass this before, we had those plans, So, the plan is already under review it DOI. So again, this is a considered to be a light rehab, so if this isn't to the same extent that it's a complete gut overhaul where anyone would have to even move out of their unit or find a new unit so it's really just a formality but with Work. Work that they have anticipated. We don't have any real concern is. Usually, when there's this move, there was some miscommunication and the folks who live there. And so I would love to make sure that you all convene a meeting with the residence. So there's some clarity around if he's upgrade yes. As far as that as part of the community engagement, the new owner has performed at least five meetings with the residents to date. And I can you do confirm those dates and times with you of course. But yes they're at they have been well socialize with who the new owner will be so he has made it very clear to them that they are you know that they have full access to him you know and his staff and there will be we not working with him very closely. So they still monitor on an annual basis, they still get property, inspections on an annual basis. So because they are still within their Regulatory and compliance. It's not going to be a situation where where we would be unaware of what's going on. And then of course, our construction compliance team.
