We was gonna go to lunch. Thank you Again. Thank you so much for your patience. Good morning, chairman Irvin and members of the Committee on Budget and Government Operations for the record, my name is Robert Bumpers, financial Planning Analyst in the Department of Planning and Development here today to request your approval of a redevelopment agreement between the city and the Resident Association of Greater Englewood Rage for the purpose of authorizing $2.5 million in NOF funding. The NOF grant will be used for the creation of the re-up on 59th and Racine project, which will include a new office facility as well as Restaurant and Security Company. The subject property is located at 1210 West 59th Street within the Inglewood Community area and the 16th Ward South Planning region is in the Inglewood neighborhood. Tiff uh, property is located in Northwest corner of West 59th Street and South Racine Avenue, shown here in red. This is current condition, exterior Current Condition Interior. The project team is led by Asia Butler, co-founder and CEO of Rage is the team also includes General Contractor, national Builders, construction Group, beehive Architects, and Allied Innovation Group acting as the owner's Rep Rage is a resident led neighborhood association focused on community revitalization within Greater Inglewood. The proposed project at 1210 West 59th Street will rehabilitate the 800,000 square foot building into a retail development containing a second Meni restaurant, a training facility for Eclt security and offices for Rage. The total project budget is approximately $6.4 million. The project will be financed with equity debt and the requested NOF grant of 2.5 million. This is a rendering of the finished project. If approved, the redevelopment agreement will reimburse the developer for up to $2.5 million in NOF eligible construction costs. The construction reimbursement will be provided as three progress payments during construction and a final payment upon issuance of their certificate of completion. The city's investment will be protected by provisions in the RDA that require the project to be occupied and operating for no less than five years. If these conditions are met, excuse me, if these conditions are not met, the city has the right to recapture previously dispersed funds. Additionally, the developer must achieve the typical construction compliance requirements of prevailing wage M-B-E-W-B-E and City Residency. Um, overall, DPD is highly supportive of the proposed project. The grant will aid the community in a creation of jobs, activation of a vacant building, increasing property taxes, and providing much needed retail in the area. I'm joined today by Asia Butler of Rage and we are happy to answer any questions that the committee may have. Thank you so much. Thank you Mr. Bumper. Is there any other questions, uh, from the body?
