Uh, Uh here is an aerial view of the site which is located near the intersection. the intersection of North Pulaski and West diversity. And here's an overhead view, showing the neighborhood. context, and indicating the location of the studios on the site, Developer entities are. Developer entities are KV 4000, diversity, industrial LLC. Developer entities are KV 4000, diversity industrial, LLC KV 4000, diversity, commercial LLC and KV. 4000, diversity, commercial LLC and KV 4000 diversity, land, LLC, all of which land, LLC, all of, which were created by Nick Point Ventures to carry out this project. Nick Point Ventures is a New York City based real estate investment. investment firm, focusing on catalytic, catalytic driven opportunities. opportunities, across a variety of asset classes. The current they currently have investments in 3 major regions of the United States. New York, New Jersey, the Midwest, and South Florida. with this project, the developer constructed, the city of Chicago, Chicago's first purpose-built and largest Film Production complex, the new campus on Chicago's north side occup portions of the site of the former warehouse and distribution center. distribution center for the Marshall Fields department store, it includes. store. It includes 8 large studio soundstages ranging from 12. 12 to 1800 square feet and 5,000 square feet. 12 to 1800 square feet and 5,000 square feet stage and and a 5,000 square foot stage for commercial shoot. a 5,000 square foot stage for commercial shoots music videos and other smaller Productions. Uh, Plus videos and other smaller Productions. Uh, plus support space. the studios were, The studios were constructed on 2 areas of the complex, uh, 1 set. 1 set is on the north side of diversity to the rear of the former where former Warehouse building, and the second group was built directly across the street. directly across the street on the south side of diversity. In addition, the developer, the developer will make available 5000 Square. 5000 square feet of runnable of runnable, space to local. tenants on the ground floor, uh, in the building at a discount. discounted rate, the reduced rent will be no greater than 80. 80% of comparable Market. Rent rental rates at the time. Uh, the field Studio broke ground on the fall. Uh, the field Studio broke ground on the fall in the fall of 2022 and was completed in the spring of 20. 2022 and was completed in the spring of 2024. And uh is currently uh, filming for their and currently dark matter. currently uh filming for their and currently dark matter is filming their second season there. Uh, the budget for this project was uh, the budget for this project was approximately 100 million dollars with nearly 69 million in hard costs while this specific cost. this specific cost for the project were funded with debt, it should be noted that this project was only 1 part of the broader Redevelopment of the entire site, the larger development included. development included roughly 68 million of developer and limited part. limited partner equity and total approximately 193 million. The estim. The estimated 12 year tax savings to the to the applicant, over the renewal. over the renewal period is 11 million. 11.7 million. over the renewal period is 11 million, 11.7 million, or about 8.7 million on a Net, Present Value basis. about 8.7 million on a Net, Present Value, basis of which the city share is approximately 2.7. the city share is approximately 2.7 or 2 million on the npv value basis. uh, the next Uh, the next slide show, renderings of the field Studio campus, and the North and South. campus and the North and South blocks of Studios. Uh, in addition, even with the class, a tax reduction, the new construction involved with this project will result in a net, positive impact. a net positive impact to all the taxing districts. Finally, the local tenant benefit will provide 5,000 square feet of ground floor. feet of ground floor commercial space at a 20% discount to Market rents at the property and there will also be additional reporting requirements. additional reporting requirements for tenants leveraging, the Illinois Film Production tax. And what, what is the the active asked rent their? Uh, I would defer to the development team but would defer to the development team, but I do believe it's somewhere in between 25 and 27. somewhere in between 25 and 27 dollars, uh, per square foot.
