And and 181,000. Um, for a bridge loan both which is expected to be. Um, for a bridge loan both, which is expected to be repaid by, uh, by the develop. by uh, by the developer. And then the Chicago trust also, provided a 100,000 in Grants okay, let me Okay, let me back this up for a second. So the project overview uh, the current proposal would fully renovate. overview uh the current proposal would fully renovate this project as Twisted. Egg rolls headquarters to support the consumer demand for her egg world. the consumer demand for her egg World Cuisine, it will occupy approximately 5. occupy approximately 5,200 square feet of this site. And twisted egg roll will be moving from the Hatchery. And twisted egg roll will be moving from the Hatchery um Chicago on North North kedz. Chicago on North North Kedzie. and again, the 6657 East 75th Street location sits within the historic Grand Crossing community on restaurant. the historic Grand Crossing community on restaurant role. It is planned that the remaining space will be released to a smaller. Minority owned restaurant own. a smaller. Did the overview of this slide, but again, the total project is 1, roughly 1. project is 1 roughly 1.4 million and these are the sources. is 1 roughly 1.4 million and these are the sources, which I went through and then the uses would be for the acquisition from um cook. from um Cook County, Land Bank, heart costs and soft costs. the structure and requirement of the city funds, if approved the Redevelopment agreement will reimburse, the developer for up to the 1859. developer for up to the age of 159,000. Uh this amount does include the 75,000 local residency, bonus that does include the 75,000, local residency bonus that will be paid after the developer receives. paid after the developer receives their certificate of completion. The construction. The construction reimbursement will be provided as 4. progress payments during construction and a final payment. progress payments during construction, and a final payment upon the issuance of the certificate. upon the issuance of the certificate of completion. The city's investment. The city's investment will be provided protected by Provisions in the RDA that require the project. Provisions in the RDA that require the project to be occupied and operated for no less than 5 years. If these conditions are not met the city has the right to recapture previously, Des previously dispersed funds. Additionally. Additionally, the developer will achieve the typical Construction. construction compliance requirements for prevailing wage. MBE and wbe and City residency. and then, once complete, And then once complete, uh, this is a rendering that's showing the plan exterior improvements to 657. showing the plan exterior improvements to 657, East 75th Street overall the arch. The architectural exterior structure will remain generally the same but significantly improved having all exterior elements stabilized including Mason. all exterior elements stabilized including masonry, repairs and window replacements. So overall dpd is highly. so overall dpd is highly supportive of the proposed, Twisted egg roll development, Twisted, egg roll development, and believes the use of nof is critical to. is critical to ensuring that the project moves forward. When the project. When the project is complete, it is expected that it will result. result in a number of benefits to not just the greater Grand Cross. Grand Crossing community area, but to the city as a whole And those would include creating at least 10. and those would include creating at least 10 to 15 full-time jobs, investing the 1.4 million in helping to revitalize 75th. revitalize 75th Street, which has several vacant structures. And the project is contributing to what is known as restaurant. restaurant role. Uh, Additionally the project. Uh, Additionally, the projects will stabilize and aging commercial building. commercial building that has been significantly vacant for more than a decade. more than a decade and will also be a renewed tax revenue for the city of Chicago. So when you're worried about the congestion in regards to traffic, um it shouldn't be a lot of people in 1 location. shouldn't be a lot of people in 1 location because they're only going to come pick up when it's um telling them that it's available and ready to be picked up. It's a a lean that we can get. using a recapture mortgage. It's a a lean that we can get in line along with any other lenders that are owed. in line along with any other lenders that are owed funds for this project so it is not something that we actually will go after the actual grantee for but essentially be able to get in line for any remaining funds. After everybody else, has been able to be uh, made hole, Okay? So, if a, if a building is vacant what where is the city in the pecking order, as far as refunding. Yeah, the city always.
