So I'm here to offer a few words on the Granville Greenway proposal, that's what I'm saying. I haven't followed it as thoroughly as I might have some other stuff, but I am aware of The Proposal. I think it's absurd that 2 years ago, actually, continuing starting 2 years ago. You restrict traffic flow on Clark Street and make a pedestrian and bike, friendly reducing lanes for vehicular traffic. And now with the greenway, Granville Greenway proposal, you want all eastbound traffic on Granville, To turn on Clark Street and you want all westbound traffic on Granville to turn on Clark Street. You don't have to be a rocket scientist to know that that math does not add up. You cannot constrict traffic on North and southbound Clark Street and then make east and west, traffic on Granville all use it. It's not going to work. The Northbound traffic is going to go to Devon. And turn right to continue traveling East, those people when they hit Broadway, maybe they want to go north and down Sheridan. You can't turn left at Devon and Sheridan. What are those people going to do? They're going to go down Rosemont. That is a narrow Narrow Street. People going south. They use Elmdale already all the time. Elmdale is overrun with traffic. It is also a cut through. You want them going down single family, home streets Glen Lake hood and Norwood. Single family homes with children. They're going to see a lot more traffic. The rest of the plan. I don't have any opinion on, but I can tell you Grandville and Clark forcing, all that east west traffic to go, north and south on Clark Street after restricting vehicular traffic over the last 2 years for the benefit of bicycles and pedestrians. That's bad math. I don't know who came up with that, but they are not aware. Of how things work in that area, please revisit that come up with a different plan. Thank you. I had, uh, my, my, uh, Prince Was called out of town to Arizona. So, I apologize. He apologizes for his absence, uh, we're appearing on behalf of the applicants regarding this application for resubmission of part of Ford City Mall at 75 03 through 7525, South Cicero Avenue uh in the 18th Ward. Uh, as you mentioned, um the resub division will basically create an out lot. Uh a Ford City Mall of approximately 108,000 square feet. um, the area is currently used for parking, but is otherwise vacant The prop. Sorry, the property is uh intended. Is intended to be developed as a jetbrite car wash. Uh, jetbrite has been in business for approximately 25 years and it's an experience to Car. Wash operator, check, right? Currently operates, 12 Car, Wash businesses, including 2 successful sites in Chicago 1 at 7150 West, 54th Street, and 1 at 6948, West Grand Avenue. Other jetbrite locations are in Addison, Aurora Bowlingbrook, Carol Stream, Glenn Allen, North Lake, Naperville Rosel, and Villa Park. The site design contemplates, a 1-story, approximately 11,000 square foot Car, Wash building and related, Drive lanes, and services. This is an application for a Reuben of private property. So, no, public property is involved and therefore, there's no valuation or payment to the city that's required. Uh, the city is entirely internal to Ford City Mall. So it does not have any curb Cuts or other direct access to the public way. Uh, the property is bounded on 3 sides by Ford City Mall. And buy Cicero Avenue in the city limits to the West, The Villages of Bedford Park and Burbank lie to the West. We have worked with the Department of Transportation to meet all their requirements for the plat of resub division. Uh, and I noted, there is a substitute ordinance that you were kind enough to approve this morning. Uh, that was, uh, initiated by the Department of Transportation and the Department of Law to correct, a a small type of graphical error. Uh so we're on board with that but it did not uh have any uh substantive change from the original application. Uh, my understanding is that uh, Alder person. Derek Curtis was kind enough to provide a letter of support for this application. And he had provided a letter of support to for a related, zoning rezoning application. Uh, We've not received any inquiries into our knowledge. Uh, no 1 has takes any issue with this application. This is an entirely non-controversial matter and, and I, we're hoping this is going to be your favorite this morning. So, Alder Taylor, um, had us hold a community meeting and we have Community Support. So this is a little bit unusual. This is um on the on the far left of the slide um is the historic configuration of these? Lots North and South. Um, this project is part of an invest Southwest project and in connection with the other development things, we had discussions with the Department of Planning and Development who at 1 time wanted the lots to be reoriented to the east west. So we did that then it turns out that there were problems. And so 2 years later, we're asking to just go to North South so we're returning to a historic configuration, nobody cares, much. Uh, we're going to put in 2, 3 flat buildings. So 6 units, those units. Will be 100% affordable. So all 6 of the units will be part of the city's affordable housing program. And here's some floor plans and I think we have an elevation down there at the bottom. So you can see the facade rendering again. Um, we have the letter support from the Alder and we just want to put in some affordable housing and there's um no effect on the public way whatsoever. Okay. All right. Sounds like a good project. Um do you do you have your numbers? What is what is the, what is the cost of this this project? What kind of assistance are you getting from the city? I Mr. Chairman, if memory serves me correctly, it's been a little bit of time since I've looked at this. I believe that these that so this is part of a 4 block Redevelopment. And I believe that the city's provided nearly 50 million dollars worth of help for a project that's going to cost about 2000 million. So, um, the assistance from the city has been really, really helpful. I really helpful. I believe the rents on these has been set at a level that is supposed to be directed toward people at 30% of um Ami so those are it's you know, very affordable and that was in part from agreements made with Alder Taylor, who was very concerned, to make sure that the people at the lowest end of the economic spectrum could. Yeah, we're we're familiar familiar with our colleagues, our sentiments. Um, okay. Um, you know if this was, if, if any of the assistance came in the form of Tif funds, or I know you said it was an invest Southwest project. I believe that some of the, the the funds were Tiff and some were also, I believe in a bond transaction. Okay. All right. Are there any questions from members of the body? Okay.
